It is certainly an interesting time in Real Estate!  The coasts of our country are suffering, but here in Oklahoma we have been saved from the worst of it.  It is true though, that the media sensationalizing the hardships in other states have led us to believe that it is the same here in Oklahoma.  Because of that, the general Oklahoma population has gotten a scare.  "It's bad so we shouldn't do anything."  They don't really know why it is bad or how it affects them, but it is bad, so stay away.

 So we have buyers who still rent when they would rather buy.  We have sellers who buy and can't sell their home because there are no "new" buyers.  This has caused what I call the "Cart before the horse syndrome".

If you are seeing that this is an excellent time to buy, which it is -- sell your house first!  In other types of markets this would not have been a problem, but dissappointment could await you if you don't sell before you buy.

 Offers are being made and contracts with contingencies are stacking up out there like dominoes.  I'll buy your house on the contingency that mine sells.  Then they get an offer on their house with a contingency that that house sells, and on and on it goes.

 What will it take to break this cycle, to tip the first domino over?  New buyers who don't have to sell -- get out there and buy!!  There is nothing to be concerned about.  It is a buyers market and you will find no better housing deals than you will right now.  Find a Realtor that you can trust and build a relationship with and get out there and find your dream home.
